Raceview is south of Ipswich Central. Most homes here are low-set brick houses from the 1980s onward, many with concrete tile roofs that are now 20 to 40 years old.
Concrete tiles at mid-life
A concrete tile roof can last a long time, but the parts that hold it together don't. The mortar bedding and pointing under the ridge and hip caps cracks, letting caps rock and water in. The tile surface wears, mosses up and becomes more porous. Valley irons rust. On many Raceview roofs that adds up to a choice between a restoration and a full replacement.
Restoration: what it should include
- A careful clean (not so aggressive that it strips the tile surface).
- Replacing cracked tiles.
- Rebedding ridge caps where the bedding has failed, then repointing with flexible pointing.
- Checking and replacing valley irons and flashings.
- A coating system, if wanted, with a stated warranty.
Ask for each step to be itemised so you can compare quotes. A recoat alone over failed bedding is cosmetic.
Tile to metal
Some Raceview owners skip restoration and convert to metal. It is lighter, sheds water quickly in storms and suits a solar install. The battens usually change, sarking or an insulation blanket goes in, and the roof must be fixed to the right wind rating. Published 2026 guides put tile-to-metal in Brisbane at roughly $100–$160 per m²; see our Ipswich cost guide.
Solar and air-conditioning penetrations
Many Raceview roofs now carry solar panels. Leaks around panel brackets or conduit entries are common, and a re-roof means the panels must come off and go back on, which adds cost. Mention solar when you ask for a quote.

Raceview questions
How long does a concrete tile roof last?
The tiles themselves can last decades, but bedding, pointing and valleys usually need attention after 20 to 30 years. The condition of the tiles decides whether restoration or replacement is better value.
Do solar panels have to come off for a re-roof?
Yes, usually. Allow for an electrician or solar installer to remove and refit them, and ask whether the roofer arranges it.
Want a price for your roof?
Send the suburb, the roof type and what's wrong. A local QBCC-licensed roofer can then contact you to arrange an inspection and quote.
